Framework Properties was formed in 2016 as a commercial real estate development firm focused on adaptive re-use and mixed-use properties in downtown locations.

 

The company takes a long term investment approach and is committed to strong financial performance through value-added repositioning, energy conservation, and building strong communities.

Framework is focused on the community core, the walkable, pedestrian-oriented center of cities, towns, and villages. These locations support the traditional downtown development pattern of multistory buildings with diverse uses, ranging from retail and restaurants to offices, residences, and performance spaces.

Using 21st century construction practices, Framework seeks to conserve energy, maximize energy efficiency, and create the healthiest, most comfortable indoor environment possible. Our projects have been certified with EnergyStar, LEED, and Passivhaus certification. These measures not only save money by reducing operating costs, they also make the indoor spaces healthier, and make the community more resilient.

The Team


Sam Nickerson

Sam has over 20 years of professional investing experience, including commercial real estate, public equities, and venture capital. He has extensive experience in equity and debt financings, company formation, and acquisitions and divestitures. Prior to forming Framework with Ian, Sam founded Ecos Properties, where he led acquisition and redevelopment of distressed commercial property. Sam received the 2012 Connecticut Green Building Council Merit Award for a LEED Platinum-certified residential renovation.

Previously, Sam was a venture capitalist with Investor Growth Capital and Tullis-Dickerson, where he led numerous financing and sale transactions and served as a board director for a number of high-growth companies. Sam began his career at Bramwell Capital Management (now Sentinel Investments), where he was a public company investment analyst.

Sam received an M.B.A. from the University of Chicago Graduate School of Business, where he was a Neubauer Scholar, and a B.A. from Reed College.

Ian Rasch

Ian has over 15 years of real estate investment and development experience, including property development, finance, managing joint ventures, overseeing property management, and leasing. Prior to co-founding Framework, Ian was Vice President,

Director of Development, at Allegrone Companies where he oversaw the full range of real estate planning, development and investment activities.

Before this he was a Principal at Propeller Group in New York City where he revdeloped and repositioned a number of underutilized properties into high-end residential units, commercial space, and artistic performance space. Previously, he was a Senior Project Manager at Turner Construction in New York where he worked on The Hearst Tower, an award winning, 46-storey USGBC LEED Gold certified commercial high-rise,

The Memorial Sloan-Kettering Breast and Imaging Center and The Verdesian Residential Towner- the first residential high-rise in the United States to achieve Platinum LEED Status.

Ian holds a M.S. in Real Estate Finance and Construction Management from NYU Schack Institute of Real Estate and is a licensed real estate broker.
